Australian Standard Inspection of buildings Part1: Property inspections - Residential buildings AS 4349.1-1995

TERMS and CONDITIONS

      The Building Inspection Report has been compiled by a licensed Building Contractor, DKHBR, with reasonable care, subject to the following conditions.

1.       This Building Inspection Report is not a guarantee or warranty, but is a professional opinion on the condition
          of the subject property.  This report is only valid for the date of the inspection and carries no guarantee.

2.       The basis for this Report is that DKHBR, has been appointed solely to conduct an inspection of the premises
          and to provide an evaluation in respect thereof, in relation to the matters contained within the Report.

3.       The Report is based on the condition of the property and the prevailing structural, soil and weather conditions
          at the time of the inspection.  Prolonged periods of dry or wet weather may cause differential movement or
          structural changes to the premises.

4.       The Report is based on a visual inspection of such parts of the premises as the Report states has been able
          to have reasonable access to.  The Report will not disclose defects in inaccessible areas, latent defects or
          defects which may be apparent in weather conditions which will differ from those at the time of the inspection.

5.       DKHBR make no reference to Pest, Plumbing and Electrical.

6.       DKHBR have not inspected woodwork or other parts of the structure, which are covered, unexposed or
          inaccessible and I am therefore unable to report that any such part of the structure is free from defect.

7.       DKHBR will not disclose defects which have not yet arisen.  Changes in usage can cause defects and any
          abuse of the premises is likely to do so.

8.       DKHBR does not guarantee that the property is free from defects or does not require maintenance.  The
          Report may not cover all maintenance items, such as jamming doors, windows or catches, decorative finishes
          and hair-line or slight cracks.

9.       DKHBR owns this Building Report and the contents within it, to do with which whatever he chooses.

10.     DKHBR does not accept responsibility for services other than those provided in this Report.  This Report makes
          no reference to the testing of any electrical appliances on the property, nor any opinion as to the working
          order of electrical circuitry or appliances.  If further investigations are required I recommend that you consult
          an electrician.

11.     DKHBR, in no event shall be liable to the Client or any other person for any loss, injury or damages arising
          from the contents of this Inspection Report.

12.     The service fee is from $185.00 plus eighty cents per km, over 17 km outside Toowoomba Metropolitan Area,
          this is payable upon receiving this Building Inspection Report by the Client and/or the Client’s
          representatives, or a fee of $30.00 after 7 days of the date the inspection will apply, unless prior
          arrangements have been made. 

13.     This Report does not address the cosmetic appearance of the dwelling.  I have limited this report to the issue
          of structural soundness where possible only.

14.     I/we acknowledges having read and understood the above terms and conditions and accepts the Report
          subject to these conditions.

GENERAL MATTERS NOT COVERED BY STANDARD BUILDING INSPECTION REPORT

(a)           Common property areas.

(b)           Environmental concerns including aspect, sunlight, privacy, streetscape, views, aesthetic considerations
               and spatial layout.

(c)           Proximity of property to flight paths, railways and busy traffic.

(d)           Noise levels.

(e)           Health and safety issues, eg. allergies, soil toxicity, lead content, radon, presence of asbestos or urea
                formaldehyde.

(f)            Heritage concerns.

(g)           Security concerns.

(h)           Fire Protection.

(i)            Analysis of site drainage, apart from surface water drainage.

(j)            Swimming pools and spas (non structural)

(k)           Detection and identification of illegal and unauthorised building work.

(l)            Detection and identification of illegal and unauthorised plumbing work.

(m)          Durability of exposed finishes.

(n)           Neighbourhood, usage which may be perceived as constituting a nuisance, e.g: neighbours’ pets and
               proximity to veterinary clinics, tanneries, disused mines, public transport, hotels, open stormwater drains,
               public entertainment venues, places of worship and shopping centres.

(o)           Document analysis eg. sewerage drainage diagrams, strata plans and records and identification surveys.

(p)           If DKHBR is duly licensed or permitted by law then a matter, the inspection or assessment of which, is
               regulated by statute.

(q)           Property not included in the standard property inspection.

(r)           A reasonable estimate of the cost of rectification of any significant matters.

(s)           A list of minor faults or defects.

(t)            A recommendation as to repairs and maintenance work needed to reduce or eliminate the risk of
               substantial damage with regard to:  damp; movement; finishes –durability/performance; services; damage
               by timber pests; compliance; hazards.

(u)           Such other information which may affect the use and enjoyment of the residential dwelling.
